especially working together
Various parties are involved in the construction of a prefab wooden house. Because of course the house must have a foundation and that is a job for the contractor. This creates a foundation and pours a concrete base layer. The engineer calculates exactly how many posts and how heavy the subfloor should be. The geologist prepares the report stating the stability of the underlying soil. Before there is a wall, quite a number of people have already been at work. The drains, septic tanks and other pipes must also be prepared. Once the subfloor is in place, you cannot change much more. Until this phase, there is no difference with new construction in the traditional way. Except that the entire house is already down to the millimeter on paper with all technical data. A computer drawing that can be sent straight to the factory, where the walls can be cut to size, including the window and door openings. We took a look at the factory ... impressive.
the stress of having to choose
The design is the result of an intensive collaboration between customer, geometra, the municipality and of course the producer. My client chose the company Subissati, a renowned manufacturer of ecological houses in all kinds of styles. A great number of sessions at the office there preceded it. The customer has an enormous choice in both material and finish level. The walls and roof are available in different thicknesses that provide more or less insulation. Whatever quality you choose, the house is in any case in category A. It also depends on the location which quality is most suitable. Is the house close to the sea or more to the south or are you planning to build high in the mountains? My client opted for the mid-market segment and for 'stato grezzo avanzato', which means an advanced hull state. It means that all windows, shutters and doors are already in place and the house has a roof. For the further finishing, the contractor was called in again, who in turn managed the other companies such as plumber and electrician. But you can also leave that entirely to the producer of the house. Then you choose 'chiavi in mano' or: keys in hand.
logistics tour de force
When the preparatory work is done, they come to the building site and place the house. That is an impressive process that is fascinating to watch. The logistics, the efficiency and the speed with which a house with a roof, windows and doors is erected within a few days compels admiration. Of course, a lot has to be done afterwards, but then we are a bit back to a 'normal new building'. Bathrooms, interior doors, heating systems ... then the pace of the construction suddenly slows down again. But in general we can say that such a prefab house is ready much faster. And that can also be an additional consideration for choosing this way of building.
